The “BOAT HOUSE” Vacation Cottage Rental Agreement

The rental balance of ___________ is due 30 days prior to check in date.

 I do not accept credit cards; checks or money orders are accepted.

DEPOSITS ARE NOT APPLIED TOWARD RENT.

OCCUPANCY:  The person who is on this contract is required to stay at the property for the duration of the stay, and accepts full responsibility for the action of all persons on the premises during the stay.  Maximum occupancy is 6. Property may only be used by the persons specified on your confirmation.  Any overnight guests  in addition to those registered and in access of the cottage capacity will result in eviction without refund and loss of security deposit. All occupants must sleep in the beds provided and not on the floors in the event emergency exiting is required. No tents or campers allowed.

PETS:  No pets are allowed.  Violators are subject to eviction and loss of deposits and rents paid.

SMOKING:  Smoking is not allowed.  If you have smokers in you party they may smoke outside and deposit butts in fire pit or other safe places.  Do not leave butts on the grounds.  Smoking in the house will result in loss of deposits, rents and eviction.

CANCELLATION POLICY:  Cancellation, for any reason will result in forfeiture of all monies paid, unless the property is re-rented at market price, less a $100.00 property cancellation fee.

REFUND POLICY: In the event of unforeseen circumstances (i.e. fire/water damage, sale of property,etc.), every effort will be made to promptly remedy any problems that may occur.  If we are unable to resolve any issues in a reasonable amount of time, or in case of a catastrophe or other major calamity making the property uninhabitable or unavailable, you will receive a full refund of unused days.  The property owner, Jacob Hudson, shall be held harmless and is indemnified from any loss, expense, damage or injury resulting from the guests’ use or occupancy of the property.  Jacob Hudson will not assume any responsibility for loss, delay or expense caused by weather or any other circumstances beyond his control.

TENANT AGREES:  To comply with all rules and regulations of the Rental Agreement.  Occupancy and use of premises and communal areas shall not be such as to disturb or offend other guests or neighbors.  Please respect neighbors and do not use profanity or behave in a way as to be offensive to others.  As the owner I have the right to terminate this agreement and ask disruptive guests to vacate the premises.  Tenant further agrees to accept financial responsibility for the reasonable care of the house and grounds.

When occupancy is completed, owner asks that you leave it in the same way as you found it with all furniture, utensils and other household items returned to the original location.  A cleaning service is provided at owner’s expense .

Check out time is 10:00 A.M. Saturday morning.  The cleaning service has much to do before new guests arrive at 3:00 P.M. If there is a delay in your leaving, you may be charged  an additional $50.00 fee.

REPAIRS:  The owner will make every effort to keep all appliances, etc., in good working order.  Should maintenance be required, owner will attempt to make the repairs as soon as possible after being notified.  We cannot guarantee any appliance, television, VCR, air conditioner, etc, and no refund or rate adjustment will be made for mechanical failure.  The owner will not be responsible for items lost, stolen or damaged nor any damages caused by the washer/dryer, or any appliances offered for use in the rental home.

RIGHT TO ENTER:  The owner reserves the right to enter the property when necessary for maintenance, repair, showings or inspection.  Every effort will be made to prevent the disruption of your vacation.

DEPOSIT:  Deposits may not be applied toward rent.  Money will be held from your deposit for damages, excess cleaning, rental charges, fines, unreturned keys and fees.  When checking out, please lock doors and leave keys on kitchen table.  A $10.00 key charge will be held from your deposit if keys are not returned.  Your deposit will be mailed to you within 10 working days of check out.
